The investment case for Seven Kings, London

We believe there is a compelling investment case for residential property in Seven Kings, the London Borough of Redbridge – our fifth acquisition on this north-eastern stretch of Crossrail.

Two factors underpin the investment case for the area and our property on the platform:

    • A Crossrail station is due to open in Seven Kings in 2018. Our property is just 600m from Seven Kings station, and JLL have forecast +37% capital growth within a 750m radius of that station from the end of 2014 through to the end of 2020. Crossrail is currently Europe’s largest infrastructure project

 

    • Our Seven Kings property is well located to benefit from very good existing road and rail connections, and from proximity to local amenities in nearby Ilford. Road access is very good: the property is close to London’s inner Ring Road, the A406, and the M11 motorway that leads to Stansted Airport. The area is also close to Ilford, with its shopping centre, supermarkets and cinema

A new Crossrail station

Crossrail is a new high-speed railway line crossing London, running from Reading in the West to Brentwood in the East, and is also Europe’s largest current infrastructure project. The line increases London’s train capacity by 10%.

Seven Kings will be home to one of these Crossrail stations. JLL recently issued a report forecasting +37% capital growth within a 750m radius of that station from the end of 2014 through to the end of 2020. Our property is only 600m from the station.

The new, high frequency trains with increased capacity will provide direct access to key stations in the City (London’s financial district), West End and West London. This is expected to bring local incomes per head closer to London’s, which in turn should have a positive impact on house prices and rents.

The property is particularly well located

The property is less than 10 minutes’ drive from the North Circular Road (A406), which is London’s inner ring road, and has good access to the M11 motorway, which leads directly to Stansted Airport.

The existing Seven Kings Station is only 20 minutes from Liverpool Street station, the heart of London’s financial district, even before Crossrail launches in 2018. A recent Knight Frank survey concludes that 91% of London tenants want to live within 1km of a transport link: this should be a highly desirable rental property.

The neighbouring area of Ilford is only a short bus journey, or a single stop from Seven Kings Railway Station. Ilford has multiple amenities, including the popular ‘Exchange Ilford’ shopping centre, supermarkets and a cinema.
