The investment case for Forest Gate, London

It is our belief that there is a compelling investment case for residential property in Forest Gate, in the London Borough of Newham.

Three factors underpin the investment case for the area and our property on the platform:

  • Crossrail will run from Forest Gate station starting in 2019. Crossrail is currently Europe’s largest construction project and JLL forecasts property price growth of +41% between the end of 2014 and the end of 2020, in the area around Forest Gate station.
  • The location is highly attractive, within walking distance of three parks, three stations and the amenities of Stratford. Liverpool Street, in the heart of London’s financial district, is only 12 minutes’ journey from Forest Gate station and key roads including the A406 ‘ring road’ are close by.
  • Being next to the area of Stratford, which has seen substantial regeneration and infrastructure investment in the run-up to the London Olympics in 2012.

Crossrail set to increase local GDP

Crossrail is a new high-speed railway line crossing London, running from Reading in the West to Brentwood in the East, and is also Europe’s largest current infrastructure project. The line increases London’s train capacity by 10%.

JLL, in their report on Crossrail investment opportunities, forecast that properties located within 750m of Forest Gate station will experience +41% capital growth, from the end of 2014 through to the end of 2020. Our Forest Gate property is only 500m from the station.

Once completed, the journey from Forest Gate Station to Bond Street in the West End will be reduced from 31 minutes to 19 minutes and the journey to the financial district in Canary Wharf from 21 minutes to 12 minutes.

Forest Gate Station will start running Crossrail services from 2019 and the reduction in journey times is expected to have an impact on local GDP through improved connections to central London, the City and Canary Wharf.

A highly attractive location

Our Grebe Close property is within walking distance of three parks: Lee Valley Park, West Ham Park and Wanstead Flats. Lee Valley Park contains the River Lee and sporting facilities including the Olympic velodrome, and Wanstead Flats is home to two golf courses.

The area is also distinctly well connected by rail and road. It is close to three stations: Forest Gate, Maryland and Wanstead Park. These stations are on two different networks: the rail network and the London Overground. Forest Gate station is only 15 minutes’ journey from Liverpool Street, in the heart of London’s financial district – making the area highly convenient for commuters. It also has good access to key roads including the A406, the North Circular Road.

Next to Stratford, which has seen dramatic regeneration and price rises

The next door area is Stratford, home to the 2012 London Olympics. The run-up to the Olympics saw dramatic investment in the area, bringing in retail, infrastructure and higher-end housing.

Westfield Stratford City is the third-largest shopping centre in the UK and includes a cinema, a casino, two hotels, supermarkets, and approximately 70 restaurants and 350 shops. The transport to the area has also been upgraded: Stratford Station is served by the Underground, Overground and National Rail networks. These improvements have brought substantial improvement and investment in the area’s residential and commercial property stock.

The area is seen as up-and-coming and house prices in Stratford have risen 37% in the last two years. Forest Gate, which has risen 34% over the same time, seems to be benefiting from its proximity.
